Schedule Control
Schedule control is a major component of cost control, as extended job schedules have a major cost impact. We pride ourselves on the ability to move a project along quickly and we use a variety of techniques including CPM and sophisticated bar chart methods to facilitate this process. The following procedures will be undertaken to establish and control the project schedule.
- Develop a visual schedule in both preliminary and final form in conjunction with the owner, along with all subcontractors and equipment suppliers. Ample time will be provided for review and re-evaluation of preliminary and final drafts of the schedule.
- Develop detailed near-term schedules on a bi-monthly basis to monitor construction activities and to reschedule as required those activities anticipated within next four to six week period.
- Conduct bi-monthly project coordination meetings throughout the construction period to evaluate the construction process relative to the overall project schedule. Safety and quality control issues are also discussed during these meetings.
The Project Manager and Superintendent will have joint responsibility for controlling the schedule.

CPM Scheduling
Critical Path Method scheduling is a computer generated scheduling program which uses activity information to outline a path through the project which give the date for completion. It is updated as the project progresses and ensures that work flows as efficiently as possible.

This is an internet site which allows subcontractors to view plans, specifications, and take-off quantities. This also saves time for estimating. It generates savings by assuring the best price for you, the owner, in the shortest amount of time.
Colyer-Lloyd Dev., Inc. is currently working on projects in which there are pre-qualified subcontractors and suppliers, as well as on projects on which the subcontractors are not pre-qualified. However, given the opportunity, we would recommend pre-qualification either on a formal or informal basis for the following reasons:
- Pre-qualifying all subcontractors and suppliers before bids confirms that their firms have the experience, work record, and financial capability to perform the work associated with their trade for the owner.
- During the pre-qualification phase, we would also check the subcontractor’s current workload. This would help determine before bids, if the subcontractor could get to the owner when their work is scheduled.
- The owner & Colyer-Lloyd, Dev., Inc. all want a Quality project. The pre-qualification phase is also the time to check out the quality of work these subcontractors have performed.

Value Engineering / Constructability Review
On most Colyer-Lloyd projects, we normally perform either Value Engineering services, or Constructability Reviews. The decision by an owner to select a contractor early is the best way to provide the owner with the best possible project at the lowest possible cost without requiring the plans to be redrawn. We would propose that, while the construction documents are being finalized, the owner and Colyer-Lloyd’s construction and pricing experts perform Constructability Reviews and the following items:
- Advice on the use of site for optimum balance between the owner’s needs and construction requirements.
- Safety, quality, and security issues.
- Staging areas, temporary facilities, and protection of owner facilities.
- Schedule and phase coordinate construction in order to get the project on line faster.
- Review phasing options in order to keep the plan in operation.
Performing the above reviews and coordination's with the owner and Colyer-Lloyd would set the tone for the overall project’s success for the owner and contractor. Therefore, we would encourage the owner to take advantage of Colyer-Lloyd’s expertise during this team building process.
